Terms and Conditions

By submitting your property information, communicating with, or conducting business with Equities of America LLC (“EOA,” “we,” or “us”), you agree to the following Terms and Conditions:

1. Who We Are

Equities of America LLC is a Virginia-registered limited liability company located at 62 Walnut Ave, Unit 65457, Hampton VA 23665, contact email [email protected].

2. Nature of Business

EOA purchases real estate of all kinds—vacant land, residential, condominiums, duplexes, townhouses, apartment buildings, and commercial property—directly from

private sellers across the United States.

3. Offers and Closings

○ All cash offers are based on the information you provide and on our independent review of the property.

○ Typical closings occur within 20 days after title is deemed clear; however, this is not guaranteed. Delays may occur from holidays, government shutdowns, title or lender issues, or other unforeseen circumstances.

○ EOA uses a combination of cash and credit lines to fund purchases.

4. No Guarantee of Purchase

Submission of property details does not obligate EOA to buy, nor the seller to sell, until a written purchase agreement is fully executed.

5. Property Condition and Inspections

Sellers are responsible for providing truthful and accurate information. EOA may inspect or verify property details before finalizing an offer.

6. Limitation of Liability

EOA shall not be held liable for any monetary damages, lost profits, property damages, or appraisal differences resulting from communications, inspections, or terminated transactions.

7. Arbitration Only – No Lawsuits

All disputes, claims, or controversies shall be settled exclusively by private binding arbitration in Hampton, Virginia. By doing business with EOA, you waive any right to file a lawsuit or seek monetary damages in any court.

8. No Third-Party Liability

EOA is not responsible for actions or omissions of third parties, including title companies, lenders, appraisers, or government offices.

9. Acceptance of Terms

By communicating with us, submitting your property information, or signing any form or document associated with EOA, you acknowledge that you have read, understood, and agreed to these Terms & Conditions.
